OVERVIEW
We are a recruiting firm partnering with a U.S.-based software company to hire a Financial Analyst with strong financial modeling experience focused on real estate and project finance.
This is a hands-on modeling role. You will be building financial models used to evaluate real estate investments, development projects, and long-term asset performance.
Your work will contribute to training advanced AI systems to understand how experienced finance professionals model cash flows, returns, and investment structures in real-world scenarios.
WHAT YOU’LL DO
– Build and analyze real estate and project finance models from scratch
– Develop pro formas, including revenue, operating costs, and development timelines
– Model cash flows, IRR, equity returns, and investment performance
– Structure capital stacks (debt, equity, mezzanine financing)
– Build and analyze equity waterfalls and distribution scenarios
– Perform scenario and sensitivity analysis (e.g., pricing, occupancy, cost changes)
– Clearly explain model structure, assumptions, and investment logic
WHAT WE’RE LOOKING FOR
– 2–8 years of experience in:
– Real Estate Private Equity
– Real Estate Development
– Commercial Real Estate Finance
– Project Finance / Infrastructure
– Proven ability to build real estate or project finance models from scratch
– Strong understanding of:
– Pro forma modeling
– IRR, NPV, and return metrics
– Capital stack structures
– Equity waterfalls and distributions
– Advanced Excel / Google Sheets modeling skills
– High attention to detail and analytical rigor
– Experience working with U.S. GAAP (preferred but not required)
– Fluent English (written and spoken)
